You’ll need to pay for insurance (we have an app for that!) and leave a small refundable deposit, but we don’t charge anything for the use of the van. We can also arrange for someone to help too (charges apply for the help)

Once we've found you a property

As you can see, we do our best to keep things simple yet inclusive and the next stages are the same.

  1. Complete our online Rental Application Form and provide the relevant proofs of identification. We’ll need to see the ID’s again at a later date. this is part of the legally required Right to Rent.
  2. A holding deposit is required, the value of which is determined by the rental value of the property.
  3. You will be referenced to show you can afford to rent the property. We do this by creating you a Rent Passport, which can also be used in the future as proof of rent payments.   4. A tenancy agreement will be drawn up and signed by all parties. We’ll also take copies of the ID of everyone over the age of 18, even if they will not on the tenancy agreement.
  5. We’ll then require Five weeks deposit and one calendar months rent – the holding deposit you have already paid will be deducted from the total amount due. Alternatively, we can refer you to our Zero Deposit provider which takes away all the hassle and hardship of finding a deposit.
  6. We’ll meet you at the property and give you the keys to your new home.

Our credit check and referencing process may not be the same as other agencies so if you have not been accepted elsewhere, you may be accepted with YIRLI. So here is how the affordability process is calculated. Alternatively, you can use one of our Rent Calculators below

“Mary and John have a combinded total income of £40,000 and they would like to rent a property that is advertised for £1000 per calender month”
 
  1. Add the total guaranteed income of everyone who will be on the tenancy agreement (TOTAL INCOME – £40,000)
  2. How much is the annual rent for the property you are interested in? (Advertised Rent multiplied by 12) (ANNUAL RENT – £12,000)
  3. ANNUAL RENT multiplied by 3, minus TOTAL INCOME = £4000 (A positive number is required)
    e.g. ANNUAL RENT (£12000) multiply by 3 (£36000) minus TOTAL INCOME (£40000) = £4000 ACCEPT
    e.g. ANNUAL RENT (£12000) multiply by 3 (£36000) minus TOTAL INCOME (£35000) = –£1000 ACCEPT with Guarantor Required
  4. Do you have CCJs? Don’t worry if you do, it’s the total value that makes the difference
    1 CCJ under £300 = PASS
    1 CCJ over £300 but under £5000 = ACCEPT with Guarantor Required
    2 CCJ’s under £5000 = ACCEPT with Guarantor Required
    CCJ’s over £5000 = DECLINE
  5. If a guarantor is required, they will need to have a guaranteed income of 4 times the annual rent. Alternatively, we can put you in touch with a guarantor replacement service and a small fee is added to your rent every month.

Holding Deposit Terms

Before your application can be fully considered, you will need to pay a holding deposit equivalent to one weeks’ rent for the property you are interested in. The following explains what happens to that holding deposit and the circumstances in which the deposit will or will not be refunded. It is important that you know your legal rights and accordingly you should feel free to seek independent legal advice before signing any document we might put before you.

Once we have your holding deposit, current legislation stipulates that the necessary paperwork should be completed within 15 days, an extended period may be agreed prior to holding deposit payment.

If at any time after paying your holding deposit or during the extended period you decide not to proceed with the tenancy, then your holding deposit will be retained by us. By the same token, if during that period you unreasonably delay in responding to any reasonable request made by us, and if it turns out that you have provided us with false or misleading information as part of your tenancy application or if you fail any of the checks which the Landlord is required to undertake under the Immigration Act 2014, your holding deposit will not be returned. It will be retained by us.

However, if the Landlord decides not to offer you a tenancy for reasons unconnected with the above then your deposit will be refunded within 3 days. Should you be offered and you accept a tenancy with our Landlord, your holding deposit will be credited to the first months’ rent due under that tenancy.

Where, for whatever reason, your holding deposit is neither refunded nor credited against any rental liability, you will be provided with written reasons for your holding deposit not being repaid within 7 days.

You will not be asked to pay any fees or charges in connection with your application for a tenancy. However, if your application is successful under our standard assured shorthold tenancy agreement, you will be required to pay certain fees for any breach of that tenancy agreement in line with the Tenant Fees Act 2019. In consideration of us processing your tenant application, you agree to pay those fees to us on request.

Right to Rent

We must check that a renter or lodger can legally rent a residential property in England. The following information is provided on the government website and we regularly check it directly for any changes in the right to rent guidelines to ensure we are always up to date.

Before the start of a new tenancy, we must check all renters aged 18 and over, even if:

  • they’re not named on the tenancy agreement

  • there’s no tenancy agreement

  • the tenancy agreement is not in writing

We check all new renters. It’s against the law to only check people that may not be British citizens and we do not discriminate against anyone because of where they’re from. 

If the renter is only allowed to stay in the UK for a limited time, we will need to do the check within 28 days before the start of the tenancy.

Fee's

There are no fee’s or charges in the run up to moving in to your property, however we do require a Holding Deposit whilst we carry out the relevant referencing checks and prepare your tenancy. 

Once you have moved in, you may subject to the following fee’s or charges:

Security Deposit (per tenancy, Rent under £50,000 per year)

This covers damages or defaults on your part during the tenancy.

This covers damages or defaults on your part during the tenancy.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Keys or Security Device

You are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, then the actual costs of a locksmith, new lock and replacement keys for you and the landlord any other persons requiring keys will be charged applicable. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken to replace the lost key(s) or other security device(s).
