Legionella Risk Assessment

Landlords are legally required to show Legionella Risks are identified and managed.


Inventory Check In - Unfurnished up to 2 Bedrooms

Absolutely invaluable at the end of a tenancy to help settle potential disputes amicably. Additional bedrooms charged at £25 per room. Fee is applicable when we haven't carried out the inventory. For furnished properties, please add £40

CP12 Gas Safe Certificate

Required by law and should be completed once per year.



Electrical Installation Condition Reports are now legally required every 2 years.


PAT Testing (upto 15 items)

Portable Appliance Testing is required when electrical goods are left in the property for the tenant to use. £3.50 per additional item


Additional Visits

Additional Property Visits: £49 per visit for Fully Managed Landlords / £75 for Rent Collection or Tenant Find Landlords. Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property and producing a report.

We do not charge additional fees or accept commission for arranging works within the remit of our service agreement. A percentage of the works value will be applicable should we arrange works outside of our remit or for works that are part of an insurance claim. Min. Fee £135

Tenancy Dispute (per tenancy)

The costs associated with the preparation of all evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute. This only applies where the agent has protected the deposit. No Fee Payable for Fully Managed or Rent Collection Tenancies


Deposit Transfer (per deposit)

Should the landlord request any changes to a protected deposit during a tenancy, this covers the costs associated with legal compliance for said request.

Management Take-Over
